Effective April 3, 2026, Ohio real estate licensees representing sellers must present and obtain a signed Fair Housing Disclosure form before marketing or showing a property.

The Ohio Division of Real Estate will issue the form soon, so please check the ODRE website for updates. Columbus REALTORS® will also provide updates as they occur.

HB 315 included language known as the Homebuyers Protection Act, which will require all sellers to sign a document acknowledging they are aware of housing discrimination laws and associated penalties before they can work with a real estate professional. This form is for residential sellers only, not buyers. Additionally, this law does not apply to commercial real estate.

This law takes effect on April 3. Any real estate licensee who fails to comply will be subject to disciplinary action and fines.
