COLUMBUS, Ohio (August 12, 2026)— Central Ohio's housing market continued its steady climb in July, with closed sales, prices, and new listings all posting year-over-year gains even as inventory built to its highest July level in over a decade.

Across the Columbus & Central Ohio Regional MLS footprint, closed sales rose 6.3% year over year to 3,083, while the median sales price climbed 2.3% to $350,000. Year to date, closed sales are up 3.0% and the median sales price has risen 4.4% compared to the same period in 2025.

In July, the inventory totaled 6,193 single-family homes and condominiums, marking the highest July inventory in central Ohio in over a decade. With a 2.4-month supply, the region continues to be a strong seller's market.

"What we're seeing is real confidence from both buyers and sellers. Inventory is growing, sales are up, and prices are appreciating at a healthy rate. That balance is exactly what a strong housing market looks like, and it's why Columbus keeps outperforming the rest of the country."

Central Ohio vs. the National Market

The National Association of REALTORS® July Existing-Home Sales Report, paints a national picture of stability rather than momentum. Existing-home sales fell 1.7% month over month to a seasonally adjusted annual rate of 4.06 million, and were up just 0.7% from a year earlier.

Home values here are rising in step with the national trend, but from a lower price point, a combination that continues to make central Ohio one of the more accessible major metro markets in the country.

NAR Chief Economist Lawrence Yun noted that home sales nationally "have been remarkably stable" despite elevated mortgage rates, which averaged 6.54% in July according to Freddie Mac.

Local Spotlight: Top Performing School Districts

Three Central Ohio school districts stood out in July for combining strong price appreciation with real gains in closed sales.

Big Walnut Local School District (Sunbury): 52 closed sales, up 85.7% year over year. Average sales price reached $722,126 (+19.9%), and the median sales price climbed to $643,091 (+9.1%).

Upper Arlington City School District: 48 closed sales, up 29.7% year over year. Average sales price rose to $834,319 (+18.0%), with the median sales price up to $667,500 (+14.5%).

Gahanna-Jefferson City School District: 74 closed sales, up 13.8% year over year. Average sales price increased to $477,910 (+12.6%), and the median sales price rose to $438,000 (+12.5%).
