COLUMBUS, Ohio (September 14, 2026) -- Central Ohio recorded 2,749 closed home sales in August, a 2.5% decline from the same month last year, while the region’s housing inventory climbed to its highest August level in recent years.

The inventory of homes for sale reached 6,124, up 6.8% from August 2025. Months of inventory increased from 2.3 to 2.4, giving buyers more options.

“August sales slowed slightly, but the broader picture remains positive. Year-to-date sales are ahead of last year, inventory is growing, and home values continue to hold,” said 2026 Columbus REALTORS® President Gloria Alonso Cannon.

The median sales price rose 2.2% year over year to $345,500. Sellers received an average of 96.9% of their original list price, compared with 97.2% last August, meaning buyers are getting about a 3% discount at closing.

Homes spent a median of 30 days on the market, one day longer than a year ago. New listings declined 4.4% to 3,292.

Year-to-date activity has remained ahead of 2025. Through the first eight months of 2026, central Ohio recorded 20,006 closed sales, up 2.3%, and 21,797 homes entered contract, up 2.9%. The year-to-date median sales price increased 3.7% to $342,000.

Single-family home sales declined 2.7% in August to 2,394, while condominium sales decreased 0.8% to 355. Through August, single-family sales were up 2.2%, and condominium sales were up 2.6%.

The August results in central Ohio mirrored the national statistics. The National Association of REALTORS® reported that existing home sales declined 1.2% from August 2025. National housing inventory increased 5.9% year over year to 1.62 million homes.

The national median existing home price rose 1.6% to $429,100. Central Ohio’s median price of $345,500 was $83,600 lower than the national figure.

“Central Ohio continues to offer a price advantage compared with much of the country,” Alonso Cannon said. “With inventory growing and year-to-date sales remaining positive, buyers and sellers still have opportunities.”


Local Spotlight: Top Performing School Districts

Three Central Ohio school districts stood out in August for combining strong price appreciation with gains in closed sales.

Olentangy LSD: Closed sales increased 12.2% to 138. The median sales price rose 2.6% to $590,000, while year to date sales increased 9.5% to 1,070.

Worthington CSD: Closed sales increased 10.8% to 72, and year to date sales climbed 20.9% to 474. The year to date median price rose 4.9% to $430,000.

Groveport Madison LSD: Closed sales increased 55.6% to 56. Year to date sales rose 10.5%, while the year to date median price climbed 8.6% to $277,500.
