Guidance for Showings in Today's Hot Market

The Columbus real estate market is hot!  According to the recent TenX study of “healthy markets”, which is based on population and job growth, unemployment, wage growth, inventory and construction activity, Columbus ranks third behind only Tampa and Dallas.  Yes, our market is so “healthy” that we’re experiencing a lot of concurrent showings, where two, three or even more REALTORS® may be showing buyers through the same property at the same time.

Central Ohio Housing Report - September 2016

Central Ohio saw record home sales last month, due in great part to the record number of homes added to the market in August. There were 2,869 central Ohio homes and condos sold during the month of September, an 8.3 percent increase over the previous year and the highest number of closed sales for the month of September ever recorded according to the Columbus REALTORS® Multiple Listing Service.

June home prices climbed to a record high as days on market dropped to a record low in central Ohio. Sales were flat, but would easily have been higher if there were more homes for sale.

Inventory finally began inching up during the month of April in central Ohio. The 5,361 homes on the market was up 1.2 percent over the previous month, although still down 23.4 percent from April 2015.

Q1-2016 Lender-Mediated Properties Report

Although central Ohio home sales set record highs during the first three months of the year, distressed property sales were the lowest recorded since January of 2010, when Columbus REALTORS® began tracking distressed housing activity.

In 2015, residential real estate experienced its best year since the Great Recession which ended in 2009. Although inventory could still use a jolt, demand was healthy throughout the year and there was enough supply to keep the engine strong.
